Introduction & Project Brief

(Tokyo) Office Relocation – A Large Multinational Financial Firm Relocation to Azabudai Hills Office Tower.
AXES Partners was appointed through a competitive tender as Lead Project Managers and MEP Managers for the relocation from their office of approximately 20 years, to the newly built Azabudai Hills Office Tower. The project spanned design and procurement phases while the new building was still under construction.

 

Challenges

  • Involved multiple internal stakeholders and complex governance procedures, and layered approval processes.
  • Coordination with the landlord and nominated contractors was highly demanding, as limited GC resources and landlord-driven processes constrained schedule flexibility and progress.

 

Solutions

  • Navigated a highly intricate internal approval and decision-making process, ensuring alignment with corporate governance and compliance standards.
  • Introduced multi-faceted purchase order process with building GC team to allow for progress of the project timeline while still adhering to the client’s lease conditions
  • Managed local supplier contracts to streamline client longstanding onboarding and procurement processes

 

Results

  • Successful delivery of projects within allocated budget and timeline incorporating complex technology, engineering and security parameters.
  • Landmark office in Tokyo, well recognized globally as one of the highest technology & engineering standards for the firm globally in one of the most iconic commercial properties in Tokyo.
