Introduction & Project Brief

 (Tokyo) Office Relocation – Appointed as the Lead PMs with integrated MEP Engineering and Contract Administration.
The clients first fitted out office Japan, coordinating the contracting and supporting on sourcing and selecting all local teams (vendors, suppliers, and consultants).

 

Challenges

  • Maintaining the speed of the project and communicating with all stakeholders regularly and coordinating fast decision-making processes.
  • The company wasn’t properly established as a business in Japan and as a result didn’t have many of the typical functioning roles locally that are needed when setting up an office in Japan. 
  • Close coordination with the nominated general contractor and preplanning the MEP to pre-order the HVAC units and associated equipment’s.

 

Solutions

  • Kept close communication with the contractors and LL during the initial design phases to confirm the design intent was never going to compromise the timeline.
  • Managed all building requests to local before their team was locally established.

 

Results

  • Delivered the project within the designated timeline. Coordinated with local team when appointed to aid in the set up of the office, liaising with vendors and suppliers during the operations set up.
  • Function design with global branding and aesthetics, efficient use of space incl. future expansion areas.
  • Well appropriated budget and spend based on user requirements, sourcing and selecting local materials and finishes.
